Questions about your pool project
What homeowners ask us most before a new build, a renovation, a repair or the first weekly visit.
Estimates & paying
Is the estimate really free?
Yes. We come to your home, look at the yard or the pool, take measurements and listen to what you want. Then we send an itemized written estimate that says what is included and what is not. There is no charge for the visit and no pressure to sign anything on the spot.
Do I have to pay a big deposit?
No. We ask for a booking deposit, usually under 5% of the project, to hold your place on the schedule. Engineering or permit drawings, if your job needs them, are billed when we order them. After that you pay in stages, only as work happens on site. No crew working, no payment due. Your money builds your pool.
Why won't you give a price over the phone?
Because two pools that look alike on paper can be very different in the ground. Soil, water table, access, finish, equipment and local permits all change the work. A number given blind is a guess. We would rather look first, then put a real, itemized price in writing.
Can I text photos before the visit?
Yes. Text photos or a short video of your yard or pool to (689) 225-1200 and we will take a first look. It helps us ask better questions and arrive prepared. Photos do not replace the visit, since we still need to see the site in person before we write the estimate.
What does the written estimate include?
Each part of the work is listed, along with what is included and what is not. If a permit is needed, we tell you at the estimate and list it in the proposal. Hidden underground conditions found during work are not part of a fixed price, so we explain them to you before continuing.
New pools & spas
What kind of pools do you build?
We build custom concrete (gunite) pools, as well as pool and spa combinations. Shape, depth, steps, sun shelves, finish and features are designed around your yard and how your household will use it. We can also add features like waterfalls, LED lighting, fire elements and smart controls.
How long will a new pool take?
It depends on the design, the soil, the permits and the weather. We do not guess before we have seen the property. Once you approve an estimate, we give you a schedule for your specific project, and we tell you when something changes it.
Will my new pool need a permit?
Yes. Every new pool goes through a building permit with your city or county. Which office applies depends on your address. We tell you at the estimate what your project needs, and any permit is listed in the proposal. If you live in an HOA, the architectural application is yours, and we supply what it needs.
What safety features does Florida require?
Florida's Residential Swimming Pool Safety Act requires new residential pools to have at least one approved safety feature. Options include a barrier, an approved safety cover, or door and window alarms. We go through the choices with you at the estimate and match one to your yard and your family.
Renovation, resurfacing & repairs
How do I know my pool needs resurfacing?
Look for a rough surface, stains that will not brush away, cracks, flaking plaster or visible bare spots. Faded color alone is not always a problem. We inspect the surface and tile line during the free visit, and tell you if resurfacing is the right fix or if something else needs attention first.
What finishes can I choose?
The main options are plaster, quartz and pebble. They differ in texture, color depth, durability and cost. Plaster is smooth and classic. Quartz and pebble are tougher and more textured. We bring samples to the estimate and explain how each performs in Florida sun and water chemistry.
What happens after a new finish goes in?
We start up the pool, balance the water, and brush the surface during the early days when new plaster is most sensitive. We also walk you through the equipment. A new finish needs careful water care in the first weeks, and we explain exactly what to expect.
Can you find and fix a leak?
Yes. We use leak detection to find where water is escaping, whether it is a pipe, fitting, light niche, skimmer or the shell itself. Then we explain the repair in writing before we start. Some pools just lose water to evaporation, so we confirm a real leak before recommending work.
Do you replace pumps, heaters and salt systems?
Yes. We replace and upgrade pumps, filters, heaters, salt systems, lighting and automation. We tell you which parts are worth replacing now and which can wait. The estimate lists each item so you can see what you are paying for.
Weekly cleaning
What happens at a weekly visit?
Every visit follows the same checklist. We skim the surface, brush the walls and steps, vacuum, empty the baskets, test and balance the water, check the equipment, and flag problems early. You see the same standard each week, not a quick skim when someone is rushed.
Is my address on one of your routes?
Weekly service is route-based. Before service starts, we confirm that your address is on a route we run. Call or text (689) 225-1200 with your address and we will tell you. If it is not, we say so plainly, and we can still help with repairs or upgrades.
Do I need to be home during service?
No. As long as the crew can reach the pool and equipment, you do not need to be home. If there is a gate code, a dog or another access detail, tell us when you sign up. We let you know if we see something that needs your attention.
What if my pool turns green?
Green water usually means the sanitizer and balance fell behind, often after storms, heat or a stalled pump. We check the equipment and chemistry, then recommend a plan to bring it back. Tell us what you see and, if you can, text a photo to (689) 225-1200.
Service area & scheduling
Where do you work?
We serve Central Florida and the coast down to Miami. That includes Orlando and nearby Orange, Seminole, Osceola and Lake counties, plus Melbourne, Port St. Lucie, West Palm Beach, Boca Raton, Fort Lauderdale and Miami. We confirm each address before we schedule an estimate.
How do hurricane season and summer storms affect scheduling?
Hurricane season runs June 1 through November 30, and Florida summer afternoons bring thunderstorms. Rain, lightning and high wind can delay work, especially excavation, plaster and electrical. We keep you informed and reschedule when conditions are unsafe or would hurt the quality of the work.
Do I need HOA approval first?
If your community has an HOA, most need an architectural approval before pool work begins. That application is yours to file. We provide drawings, specs and finish samples to go with it. Please wait for written approval before work starts.
How quickly will you reply?
