Most yards here are compact, with easements on the edges and a review board waiting. We plan around both. Text your address and a lot photo to (689) 225-1200 and we can tell you what usually fits.
Local notes for pools in Lake Nona
Mostly City of Orlando, confirmed by address
Much of Lake Nona sits inside the City of Orlando, so pool permits for many homes run through the city building division. Some surrounding addresses are in unincorporated Orange County, so we do not assume. We confirm the jurisdiction for your address at the estimate, tell you whether your job needs a permit and list it in the proposal. Our guide to pool permits and process in Orlando shows how that fits with the rest of the build.
Design guidelines and the review board
Lake Nona neighborhoods run design guidelines, and a pool normally needs an architectural application before a permit is filed. Reviewers care how the project looks from the street and from next door: enclosure finish, fence style, deck color and where equipment sits. You submit it as the owner, and we prepare the drawings and specs that go with it. We provide drawings, specs and finish samples. Ask the association for its form and any contractor requirements, including work hours, before we finalize the layout.
Compact lots, easements and drainage swales
Builder-graded lots here are neat but tight, with utility easements and swales that the neighborhood's stormwater plan depends on. A pool and deck cannot block those paths. That is why a rectangular plunge, a pool with a sun shelf or a combined pool and spa often works better than a large freeform shape. We check the survey and the easements at the estimate. Hidden underground conditions we find during work are explained before we continue.
Bright sun, young landscaping and tech
Young trees mean little natural shade, so decks run hot and water warms quickly. A lighter paver, a partial screen or a shade structure helps. This is also a tech-friendly area, and many owners want phone control for pumps, heaters, lighting and spa functions. Pool features and upgrades covers LED lighting, automation, fire and water features, subject to what your HOA allows.
