Properties around here come with extras: long driveways, lakeside setbacks, community gates and large trees. Those details change a pool project more than the pool shape does. Text your address and photos to (689) 225-1200 and we will start there.
Local notes for pools in Windermere
Town of Windermere or Orange County
A Windermere mailing address can be in the Town of Windermere, or it can be in unincorporated Orange County, and the two are handled by different offices. Do not guess from the envelope. The town has its own small government and its own rules, and county addresses follow county procedure. We confirm which applies to your property at the estimate. If a permit is needed, it appears in the proposal. Our guide to pool permits and process explains the steps either way.
Butler Chain of Lakes and waterfront lots
Homes on or near the Butler Chain of Lakes are often subject to extra setback and shoreline rules, and the water table follows the lake. We check what applies to your lot before a layout is promised. On a lakefront site the pool is usually designed around the view, with raised spas, sheer descents or a vanishing edge. Whether an edge like that works depends on grade and site conditions. See pool features and upgrades for the options.
Gated communities and architectural review
Many Windermere neighborhoods are gated and run by an HOA with an architectural review committee. Expect questions about enclosure style, fences, deck material and visible equipment. Some communities also set gate check-in rules and construction hours for contractors. You submit it as the owner, and we prepare the drawings and specs that go with it. We provide drawings, specs and finish samples to attach. Start the HOA conversation before the design is final, because a rejected plan costs more time than a short wait up front.
Big yards, slopes and tall trees
Larger lots give you room for a pool, spa, sun shelf and outdoor kitchen, but they bring grading and drainage questions that small yards never face. A slope may need a retaining wall to make a level pool area, and more deck means more runoff to manage. Mature trees add shade and leaves. A big new pool construction project is easier to price once we have walked the whole site.
