New pool construction, from Orlando to Miami

New pool construction means designing and building a custom concrete (gunite) pool in your yard, from layout and permits to the finish, equipment and first swim. Prime Pools and Spa builds from Orlando down to Miami, and every project starts with a free on-site estimate visit.

What a new pool build includes

A complete new pool from Prime covers the design, the dig, the steel and shell, plumbing and electrical, tile and coping, the deck, the interior finish and the equipment. It all lands in one itemized written estimate, exclusions included, so the fine print holds nothing new.

We build custom concrete pools. That gives you freedom on shape, depth, steps, benches and add-ons, because the shell is formed and sprayed for your yard rather than pulled from a catalog. If you want a spa, a sun shelf or a water feature, it is designed in from day one. See pool and spa combinations and features and upgrades for what is possible.

  • Design and layout: shape, depths, entries, seating and any spa or sun shelf, drawn to your lot.
  • Engineering and permit drawings: when your project needs them, we order them and list the permit in the proposal.
  • Excavation, steel and shell: the dig, the rebar cage and the sprayed concrete shell.
  • Plumbing and electrical: return and suction lines, bonding, lighting circuits and the equipment pad.
  • Tile, coping and deck: the waterline, the edge and the surface your family actually walks on. Read more on pool tile and coping and pool decks.
  • Interior finish, start-up and walk-through: the pool is filled, balanced and brushed, and we walk you through the equipment.

Designing the pool around your yard

The best design is the one your family uses every week. We start by asking who will be in the water. Small kids need a shallow area and a wide step. Lap swimmers want a clean straight run. If you entertain, a sun shelf and a spa change how the whole backyard works.

Then we look at the yard itself. Where does the afternoon sun land? Where does rain run off the roof and lawn? Which windows look out at the pool? Where can the equipment sit without humming outside a bedroom? In Florida, the answers also include the screen enclosure, because the cage shapes the pool as much as the pool shapes the cage. Our notes on screen enclosures in Florida explain what to plan for.

We bring finish samples, tile and coping options to the estimate conversation so you can see how colors read in real Florida sun. Water color changes a lot between a white plaster and a darker pebble, and it is easier to choose when you can hold the sample outside.

Building on Florida ground

Florida soil and water shape how a pool is dug and built. Much of the state has sandy soil and a high water table, and parts of Central Florida sit on limestone that can be prone to sinkholes. We look at your lot and talk through what that means before any work begins.

A high water table matters most when the pool is open to the ground. Groundwater can push up on an empty shell, so dewatering during the dig and a hydrostatic relief valve in the floor are standard conversations on a Florida build. Summer rain and afternoon thunderstorms matter too. A hole full of rainwater slows the schedule, so we plan drainage and keep the work staged around the weather.

Hidden underground conditions, like old buried debris, unexpected rock or unmarked utilities, are not part of a fixed price. If we find one, we stop, explain what we found and what it means for the plan, and you decide before we continue.

Permits, HOAs and the pool safety law

Pool permits are issued by the city or county where your home sits, and the rules can differ even between neighbors on either side of a line. During the estimate we tell you whether your job needs a permit, and the permit is listed in your proposal. Our guide to pool permits and the build process in Orlando walks through the stages.

If you live in an HOA community, the architectural application is yours to submit. We supply the drawings, the specifications and the finish samples that most committees ask for, so the package is complete the first time.

Florida's Residential Swimming Pool Safety Act requires at least one approved safety feature on a new residential pool. That can be a barrier, an approved safety cover, or alarms on the house doors and windows facing the pool. We plan it with you early so it fits the design. In Miami-Dade and Broward, the High-Velocity Hurricane Zone adds product approval requirements for things like enclosures, and we confirm what applies to your address during the estimate.

What drives the price of a new pool

We do not publish prices because two pools of the same size can be very different projects. After a free on-site visit you get an itemized written estimate built for your yard. The same few factors move almost every quote.

  • Size and depth: more surface and a deeper floor mean more excavation, steel, concrete and finish.
  • Interior finish: plaster, quartz and pebble are priced differently, and so are tile choices. See choosing a pool finish in Florida.
  • Deck and coping: pavers, travertine, marble or concrete change the total more than most people expect.
  • Features: a spa, water features, lighting and automation are each added line by line.
  • Access and site conditions: tight gates, long hauls, slopes and soil conditions all affect the work. Our article on what shapes the cost of a new pool in Orlando goes deeper.

How the money follows the work

Prime does not ask for a big check up front. Reserving your build slot takes a small booking deposit, typically under 5% of the total. If engineering or permit drawings are needed, you pay for them when we order them. After that, payments are staged and tied to work actually happening on your property.

No crew on site means no payment due. Your money builds your pool. It does not prop up someone else's job across town, which is what can happen when a contractor collects large deposits to keep other projects afloat.

Options at a glance

Plaster

The classic smooth white or tinted cement-based finish.

  • Most affordable of the three
  • Smooth underfoot
  • Bright, clean look
  • Shortest lifespan
  • More prone to staining and etching
  • Needs careful water balance

Quartz

Plaster mixed with crushed quartz for extra hardness and color depth.

  • Harder and more stain resistant than plain plaster
  • Richer color options
  • Still fairly smooth
  • Costs more than plaster
  • Slightly rougher texture

Pebble

Small natural stones set in cement for a textured, long-lasting surface.

  • Very durable in Florida sun
  • Natural look with deep color
  • Hides small marks
  • Highest upfront cost
  • Rougher on bare feet
  • Harder to repair invisibly

Step by step: new pool construction with Prime

  1. Free on-site estimate

We visit, walk the yard, talk about how you will use the pool and answer your questions. Text photos to (689) 225-1200 first if you want a quick look before the visit.

  2. Itemized written estimate

You receive a clear proposal listing what is included, what is not, and any permit your job needs. Nothing is vague.

  3. Booking, drawings and approvals

A small booking deposit holds your spot. Engineering and permit drawings are ordered and paid when needed, and we supply specs and samples for any HOA application.

  4. Dig, steel and shell

We lay out the pool, excavate, place the steel and build the concrete shell, with plumbing and electrical roughed in as we go.

  5. Tile, coping and deck

The waterline tile, coping and deck go in so the pool is ready to receive its interior finish.

  6. Finish, start-up and walk-through

We apply the interior finish, fill the pool, balance the water, brush the surface and walk you through the equipment and controls.

Questions about new pool construction

Straight answers. If yours isn't here, call (689) 225-1200.

Do you build pools all the way to Miami?

Yes. Our office is in Orlando and we serve Central Florida plus the coast south through Brevard, the Treasure Coast, Palm Beach, Broward and Miami-Dade. Each county has its own permit office and rules, and we confirm them for your address.

How long will my pool take to build?

It depends on the size, the features, permit timing, HOA approval and the weather. We give you a schedule with the estimate instead of a guess, and we tell you if something changes it.

Is a permit required for a new pool?

A new in-ground pool needs one. The city or county where you live issues it. We tell you at the estimate what your job requires, and the permit is listed in the proposal.

What does a pool deposit look like with Prime?

Expect a small booking deposit, normally under 5% of the contract. Any drawings are billed when ordered, and every later payment follows work done in your yard.

Can I add a spa or water feature later?

You can, but it is cleaner and often simpler to plan it before the shell is built. If you are even thinking about it, tell us at the estimate so the plumbing, electrical and equipment are sized for it.

What safety features does a new Florida pool need?

Florida's Residential Swimming Pool Safety Act requires at least one approved feature, such as a barrier, an approved safety cover or door and window alarms. We help you choose the one that fits your home.

What if you hit something unexpected underground?

Hidden conditions are not part of a fixed price. If we find one, we stop, explain what we found and what it changes, and you decide how to proceed before we go on.
