Fort Lauderdale is built around water. Miles of canals, a high water table and a strict wind code make a pool here a different project than one inland. We plan for groundwater and for what the code expects, then explain it in plain words. That applies to a custom pool, an overdue repair or a leak that needs tracing.
Local notes for pools in Fort Lauderdale
Canals and a high water table
Groundwater sits close to the surface across much of Fort Lauderdale, especially near canals and the New River. When a pool shell is dug, water can seep in, and pumping it out has to be planned. Empty pools can also float if the ground is saturated, so draining one for resurfacing should be timed with care. We explain this at the estimate and note any dewatering in the written scope.
High-Velocity Hurricane Zone rules
Broward County is in Florida's High-Velocity Hurricane Zone. Screen enclosures and other attached structures must use products with the proper approvals and be engineered to those wind loads. That adds engineering and paperwork compared with other parts of the state. We tell you at the estimate when an enclosure, gate, fence or attached feature is involved, and the proposal lists what is included and what is not. If you already have an enclosure, bring any paperwork you have for it to the visit.
Seawalls and waterfront lots
Many waterfront properties have a seawall at the property edge. Digging close to one is not routine. The pool's location, the wall's condition and the soil behind it all affect how the job is planned. If your lot backs onto a canal, we look at the seawall during the visit and flag any concerns. A pool should not put an aging wall under added stress.
Which Broward office permits your pool
Inside Fort Lauderdale city limits, pool permits go through the City of Fort Lauderdale. Neighboring places, including Wilton Manors, Oakland Park and Lauderdale-by-the-Sea, run their own offices. Unincorporated pockets answer to Broward County. We confirm the right office for your exact address during the estimate, and any permit the work needs is named in the proposal. If your lot is on a canal, we also check for waterfront rules that apply.
