Custom pools and spas, designed and built in Orlando.

A Central Florida design-build studio. We plan your pool around the yard, build it in stages, and look after it once the water is in.

How we build

From dirt to water

  1. 01/ 08

    Staked and strung

After a free design visit and an itemized written proposal, the pool is staked and strung exactly where it will sit.

  2. 02/ 08

    Reading the ground

Florida's sandy soil and high water table mean groundwater and drainage are planned before the first scoop of sand comes out.

  3. 03/ 08

    Steel and plumbing

Rebar follows every curve and the lines run to the equipment pad, and before the shell is sprayed, the steel and plumbing are checked.

  4. 04/ 08

    One sprayed shell

Concrete is sprayed over the steel to form one continuous shell, the structure every finish above it depends on.

  5. 05/ 08

    Tile, coping and deck

A waterline tile band, coping along the edge and the deck around it give the pool its lines.

  6. 06/ 08

    The interior finish

The interior is finished in plaster, quartz or pebble, the surface that decides the color your water will be.

  7. 07/ 08

    Fill and start-up

As the pool fills, the water is balanced, the new surface is brushed and we walk you through the equipment.

  8. 08/ 08

    Ready for the evening

You pay in stages as the work happens, with a booking deposit usually under 5%, so the last stage is simply the first swim.

It starts with a walk around your yard.

A free design visit, then an itemized written proposal you can read line by line before anything is built.

What we design and build

Pools and spas are the work we lead with. Renovation, repair and weekly care follow, so the company that built your pool can keep it right.

  1. Raised spa and a bubbler on a sun shelf, with a white travertine deck and a white home
    01

    Custom pools

Concrete pools shaped to your lot, your sun and the way your family swims, from the first sketch to the first swim.

    • Design visit and layout drawn to your yard
    • Engineering, permit and HOA paperwork organized
    • Steel, shell, tile, coping, deck and finish

  2. Raised spa set inside a long pool on a lake lot with palms
    02

    Spas, raised or attached

A spa that spills into the pool, glows at night and heats on its own schedule. Planned with the pool, not added as an afterthought.

    • Raised, attached and spillover spas
    • Glass and porcelain tile, stone caps
    • Heating and controls sized for Florida

  3. In-pool loungers on a sun shelf lined with dark blue tile

    Water, light and fire

Sheer descents, bubblers on a sun shelf, LED lighting, fire bowls, mosaics: the details people notice first.

    • Sun shelves and in-pool loungers
    • LED lighting and app controls
    • Water features and fire bowls

    Renovation

When the shell is sound but the pool looks tired: a new interior, waterline tile, coping, deck and equipment in one planned project.

    • Plaster, quartz and pebble finishes
    • Tile, coping and decks replaced
    • Reshaping, sun shelves and spa additions

    Renew an older pool

Your deposit books a date. It doesn't fund a build.

A pool is a big decision, so the money follows the work. Here is how paying Prime works, on every project.

  1. To book

A small deposit holds your date

Usually under 5% of the project. If engineering or permit drawings are needed, they're paid for when we order them, not before.

  2. While we build

Then you pay stage by stage

Each payment matches a stage of work done in your yard: dig, steel, shell, tile and deck, finish. No work on site, nothing due.

  3. At handover

Handover with water in the pool

The final stage is fill and start-up: balanced water, a brushed surface and a walk-through of the equipment. Your money stays in your backyard, never funding someone else's job.

Ask any builder how much they need before they dig. Then ask us.

Built for Central Florida ground

Sand over limestone, a high water table, sinkhole-prone pockets, lakes, oaks and HOA design review. We plan for all of it from our office at Millenia, and each city page covers what matters there.

Also building and servicing pools down the coast: Melbourne · Port St. Lucie · West Palm Beach · Boca Raton · Fort Lauderdale · Miami.

Before you call

The questions people ask us most, answered plainly. Anything else: (689) 225-1200.

All questions

What kind of pools do you build?

We build custom concrete (gunite) pools, as well as pool and spa combinations. Shape, depth, steps, sun shelves, finish and features are designed around your yard and how your household will use it. We can also add features like waterfalls, LED lighting, fire elements and smart controls.

How long will a new pool take?

It depends on the design, the soil, the permits and the weather. We do not guess before we have seen the property. Once you approve an estimate, we give you a schedule for your specific project, and we tell you when something changes it.

Will my new pool need a permit?

Yes. Every new pool goes through a building permit with your city or county. Which office applies depends on your address. We tell you at the estimate what your project needs, and any permit is listed in the proposal. If you live in an HOA, the architectural application is yours, and we supply what it needs.

Is the estimate really free?

Yes. We come to your home, look at the yard or the pool, take measurements and listen to what you want. Then we send an itemized written estimate that says what is included and what is not. There is no charge for the visit and no pressure to sign anything on the spot.

Do I have to pay a big deposit?

No. We ask for a booking deposit, usually under 5% of the project, to hold your place on the schedule. Engineering or permit drawings, if your job needs them, are billed when we order them. After that you pay in stages, only as work happens on site. No crew working, no payment due. Your money builds your pool.

Why won't you give a price over the phone?

Because two pools that look alike on paper can be very different in the ground. Soil, water table, access, finish, equipment and local permits all change the work. A number given blind is a guess. We would rather look first, then put a real, itemized price in writing.
